Loan-to-Value Ratio (LTV)LTV
Also called Loan to value, LTV ratio
Formula
LTV = Loan amount ÷ Fair market value of collateral × 100
- Numerator
- Loan amount (sanctioned or outstanding)
- Denominator
- Fair market value of the collateral (for shares: the lower of the 180-trading-day average closing price and the current market price)
NRB limit: Maximum 50% for real estate loans and for unspecified-purpose personal loans secured by house or land; up to 70% for personal residential home loans; up to 80% for first-time home buyer residential loans up to Rs 3 crore; maximum 60% for all electric vehicles and private personal vehicles; margin loans up to 70% of share value
NRB Unified Directive 2082 (Class A, B, C), issued Magh 2082 · applies from . Limits change with each monetary policy and directive, so check the latest notice before the exam.
The loan-to-value ratio compares the loan amount with the market value of the asset pledged as security, showing how much of the collateral value is financed.
What the value tells you
A higher LTV means less borrower equity and more risk for the bank; a lower LTV gives the bank a larger safety margin against a fall in collateral value.
Explained
LTV is a key tool of credit risk control and of NRB's macroprudential policy. A lower LTV means the borrower has more of his or her own money (margin) in the asset and the bank has a bigger cushion if prices fall or the loan goes bad.
NRB uses LTV caps to cool lending to sectors where asset bubbles can form, such as real estate, vehicles and shares, and relaxes them to support targeted areas such as first homes or earthquake reconstruction.
Where NRB applies LTV caps (Unified Directive 2082)
- Real estate loans and unspecified-purpose personal loans secured by house or land
- Personal residential home loans and first-time home buyer loans
- Vehicle loans (electric and private vehicles)
- Margin loans against listed shares (applied to the share value)
- Earthquake (Kartik 2080) housing reconstruction loans: home loan LTV + at least 10 points, up to 100%
For gold loans, the bank sets the LTV in its own policy and must call for more margin if the gold price falls.
Example
A house with fair market value Rs 1 crore and a home loan of Rs 60 lakh: LTV = 60 ÷ 100 × 100 = 60%, which is within the 70% cap for personal home loans.
In Nepal
ShareSansar (15 July 2026) reported a later NRB amendment that keeps the 60% vehicle cap but allows up to 80% for large electric public-transport vehicles and replacement financing after protest damage, and allows up to 10 extra points (80%) on margin loans against highly rated companies. Monetary Policy 2083/84 also announced easing the LTV for large electric public vehicles. These 80% figures could not be found in NRB Circulars 1 to 4 of FY 2083/84, so the limit shown here stays at the Unified Directive 2082 level until the amending circular is confirmed.
