Equated Monthly Instalment (EMI)EMI
Also called Equated monthly installment
An EMI is a fixed amount a borrower pays every month, covering both interest and part of the principal, so that the loan is fully repaid by the end of the term.
Explained
Formula: EMI = P × r × (1 + r)^n ÷ [(1 + r)^n − 1]
- P = loan principal
- r = monthly interest rate (annual rate ÷ 12 ÷ 100)
- n = number of monthly instalments
In early months most of the EMI goes to interest; later, more goes to principal (amortisation). With a fixed rate the EMI stays the same; with a floating rate a rise in the base rate either raises the EMI or lengthens the term.
NRB rules
- Prepayment that reduces the EMI or number of instalments, or a term change caused by a floating rate change, is not treated as restructuring.
- On a written request, the instalment amount can be changed at most once a year when the interest rate changes.
- For first-time home buyer loans with 80% LTV, the bank must not raise the monthly instalment when the interest rate rises.
Example
Rs 10 lakh at 12% a year for 5 years: r = 0.01, n = 60, EMI = 10,00,000 × 0.01 × 1.01^60 ÷ (1.01^60 − 1) ≈ Rs 22,244.
